Now Hiring: Head of Residence Product Development

Key Responsibilities

• Collaborate with the Business Development team to develop land use feasibility studies and preliminary project concepts.
• Conduct design benchmarking and competitor analysis with the Marketing team, focusing on nearby developments and projects within the same market segment.
• Perform research and development by analyzing design trends, pricing strategies, and market factors to support current and future residential products.
• Prepare preliminary product concepts and design information for land acquisition approval, construction budgeting, and project initiation in collaboration with designers and Project Managers.
• Manage and coordinate design documentation for subdivision approval, construction permits, Environmental Impact Assessment (EIA), tendering, and construction execution.
• Support the Sales and Marketing teams by preparing accurate and compelling design materials aligned with the project's concept and positioning.
• Develop comprehensive Product Manuals, including specifications, construction details, unique selling points, and premium product features.
• Coordinate with Construction teams and consultants to resolve on-site design issues while ensuring project quality, budget, and schedule objectives are achieved.
• Improve design standards by identifying and resolving design defects in collaboration with Project, Quality Control, and Central Construction teams, establishing new best practices for future developments.
• Develop standardized design guidelines and prototype housing models aligned with the company's brand positioning and target customer segments.

Qualifications

• Bachelor's degree or higher in Architecture or a related field.
• Minimum of 12–15 years of experience in architectural design or product development within the residential real estate industry.
• At least 5 years of leadership experience at Senior Management or Head level, with responsibility for managing architectural or design teams.
• Strong knowledge of building regulations, land subdivision laws, and Environmental Impact Assessment (EIA) requirements.
• Strong commercial mindset with expertise in project feasibility analysis, cost control, and residential market trends.
• Proven project management skills with the ability to proactively resolve construction and design-related challenges.
• Strong leadership skills with the ability to work effectively across cross-functional teams.
• Excellent communication and presentation skills, with the ability to explain architectural concepts clearly to both technical and non-technical stakeholders.
• Licensed Architect (Architect Council of Thailand) at Associate Architect level or above.
